Odebrecht Real Estate Developments (OR) – division of residential, business, commercial and tourism group Bahia is building, in Brasília (DF), a “smart medical center called Vitrium, the first of a series of developments made specifically for the company’s investment in the area of healthcare real estate. This particular investment was designed to attend to the high demands of medical professionals and healthcare business by physical spaces built specifically for care and hospitalization. Future developments are planned for São Paulo and Recife.
César Durão, Odebrecht representative stated that “These projects are part of Odebrecht’s short and medium strategic planning in healthcare real estate”. The company operates in eight states and the Federal District, and reported revenues of R$1.5 billion/US$750 million in 2011.
The Vitrium is referred by the developer as a “smart medical center”, and it is OR’s first development in the healthcare real estate sector and it should serve as a model for future developments. Construction began in May 2013 and should be completed in May 2015. Units, totaling 235 in six floors, ranging from 26.82 m² to 215.92 m² – must accommodate offices and clinics. Approximately 60% of these units have already been sold and Odebrecht’s projections are sales in the total amount of R$ 120 million/US$60 million.

“Market research was done to attend the demand of health professionals in Brasilia,” explains OR’s representative. “We realized that these customers’ needs differed from the traditional commercial buildings. Many physicians buy real estate to practice medicine being unaware that, for the practice of certain professions, the building and its offices need to follow specific rules.”
According to OR, the structure meets the requirements of the Federal Council of Medicine (CFM) for 53 specialties – including oncology, cardiology, cardiovascular surgery, general, plastic, medical and others. Another point highlighted by the company is getting Aqua Seal, granted to the project by Vanzolini certifying the environmental concerns of the project.
Projects such as Odebrecht so called Smart Medical Center are ripe opportunities and the perfect environment of a Health IT Transformative environment. However, countries such as Brazil lack the know-how and the applicable technologies for such investment. Thus, US IT companies interested in emergent markets such as Brazil ought to take a closer look at it.
